A boiler is different from a furnace
A boiler supplies heat through a water-based distribution system; a furnace heats air delivered through ducts. Explain whether your boiler serves radiators, radiant floors, another hydronic system or also domestic hot water. The appliance and distribution system should be assessed together.
Describe the pattern, not just the temperature
Tell Robert which rooms or zones are affected, when the problem began, whether the controls show a fault and whether domestic hot water is also affected. Share model information and service history without opening covers or adjusting gas or pressure controls.
Plan a replacement around the building
Discuss the existing distribution, controls, equipment space, venting, drainage and utility capacity. For a strata or commercial property, identify the systems and occupants served, who authorizes work and how access and any planned interruption will be coordinated.
Ask for a clear commissioning and handover scope
Agree which equipment, controls, related trades and documentation are included. Service access and future maintenance should be considered before selecting the final equipment location. Confirm the qualifications and permit requirements for the exact system and work.

Common questions
Does a boiler always provide tap hot water?
No. Some systems only heat the building. A combi boiler or an arrangement with an indirect tank may also provide domestic hot water. Identify your actual system before comparing replacements.
Can one cold room mean the boiler needs replacing?
Not necessarily. Describe the affected zone and system behaviour so the equipment, distribution and controls can be assessed before a replacement decision.
